This mixed use residential and commercial site evolved through shifting market studies as a result of the oil boom in the Balkan region of North Dakota.  The developer purchased this piece of frozen ground only later to discover emergent water, an underground stream, and a manmade pond.  Due to all this water, developing this ground presented structural challenges and required special construction methodologies to keep the project within proper development proforma.  This land plan introduced residential densities of 220 apartments in 5.86 acres yielding 37.5 units per acre and 70 patio homes with garages on 7.8 acres that yielded almost 9 units per acre.

The rest of the master plan includes a restaurant site with drive through, a retail center, a PAD site and a central drive and focal point circle drive.
